The residential flats in Ishatvam 9, designed by Ar. Sanjay Puri and located in Ranchi, Jharkhand, are designed to accommodate the tenants’ individualised way of life. The users of this contemporary high-rise will be able to experience the same sense of openness and comfort that they are used to in low-rise buildings… Over the course of many decades, Ranchi has mostly been characterized by the building of low-rise and individual dwellings that have private open areas. It is a response to the increasing urbanization that has occurred over the last several years that Ishatvam 9, a 15-story residential building, has been constructed; the governing regulations now allow for a construction height of fifty meters. The majority of the main road frontage is taken by a gas station, which means that there is only room for a driveway and a tiny area beyond it. This leaves very little room for entertainment on the ground floor. The piece of land that was designed for this project is just 1800 square metres. The sculptural aspect of Ishatvam 9 emerges from the fact that it was created with careful consideration given to all of these contextual features. Due to the fact that each apartment takes up a whole level, it is possible for each interior area to expand onto a balcony or terrace. This makes it easier for inhabitants to access private open places that are known to them. Bold geometries are used to carve out double-height terraces and cantilevered bedrooms in the residential design. In these spaces, where occupants have the freedom to choose between meditating beneath the open sky or having morning tea under the shelter of a louvered roof, splayed and twisted walls allow for diverse spatial character across the areas. Because the surrounding construction is low-rise, people are able to take advantage of expansive vistas in every direction while remaining in the comfort of their own homes. When it comes to offering thermal comfort, open spaces play a significant part, while the envelope of balconies and terraces helps to keep the interiors cool against the excessive heat. Increasing the amount of natural light and cross ventilation that each interior area receives is made possible by the extension of landscaped spaces. The apartment complexes are planned with a spacious living and eating space that is situated in the middle of the building, in order to conform to the social pattern of life in Ranchi. All of the rooms can be reached from this central area, which makes it possible for the three generations of a family who typically live together to have more opportunities to connect with one another. However, despite the fact that some lobbies generate dead areas inside the home, the general circulation throughout the house is maintained to a minimum. A feature of the project is its outside composition. The fact that it changes from north to south, west to east, and east to south is a characteristic that contributes to the mystery that is connected with famous architecture. It is shown by Ishatvam 9 that moving into an apartment does not need a change in one’s living pattern. With the incorporation of sensitivity into the design process, the familiar is brought back, so confirming that change can be accommodated to with much less difficulty.
